Consider the level by how often you will be sitting on these pieces. The higher the quality the more durability and the more comfort. Good The good furniture pieces we sell that we consider good are premade pieces with set fabrics and finishes. These pieces are limited to a certain type of fabric type and color, a certain type of frame construction and a certain type of foam or filling. There is less layers and preparation time put into any of the painted or stained surfaces and oftentimes inexpensive or fast-growing woods are used. Better The better-quality pieces have up-leveled frames, seating systems, multiple internal filling options for the seat cushions and often lighter fills that are lower quality or with less options for the back cushions and various leather and fabric options available through the furniture manufacturer. The frames are often hardwood and so less chance of breaking or buckling and wood finishes often prepared with a couple of coats or steps to the finish. Best Kiln-dried hard woods of 5/4 or greater thickness. All structural joints are double dowelled, and each corner has a corner block glued and screwed. A lot of these pieces have longer warranties and oftentimes lifetime warranty on the frame. There are typically various seating and back cushion upgrades including firm, down, spring down or other proprietary cushion systems. Add 15% - 25% more for best quality upholstery fabrics. Add 20% - 30% more for leather, depending on the quality of leather. Add 50% for outdoor products. These products are made to withstand weather.

Sectional

Sectionals are sold in pieces and, therefore, the individual pieces are priced like single pieces of furniture. Price will increase on sectionals, the larger and the more pieces desired. Please provide your estimated high/low budget. Prices reflect a double sofa "L" sectional.

ANTHROPOMETRICS: Anthropometry is the science of obtaining systematic measurements of the human body. Anthropometry first developed in the 19th century as a method employed by physical anthropologists for the study of human variation and evolution in both living and extinct populations. In particular, such anthropomorphic measurements involve the size (e.g., height, weight, surface area, and volume), structure (e.g., sitting vs. standing height, shoulder and hip width, arm/leg length, and neck circumference), and composition (e.g., percentage of body fat, water content, and lean body mass) of humans. CASE GOODS

The quality of case goods is determined by the type of wood, construction of the piece and the quality of the finish. Higher quality furniture finishes will have quality veneer finishes or paint or stain finishes that are completed in several steps and often include a final strong topcoat. The size of the piece will affect the price as well, due to additional labor and materials required. Good Pine wood, reclaimed woods or fast-growing wood species with one step process in the finish. Better Premade pieces out of oak or other better-quality woods with a twostep finishes or veneers. Pieces with drawers may have metal slides and dovetail corners. Best The price range can vary depending on the style, wood, and construction. These pieces start to get into creative and unusual shapes and heavier weight. Heavy duty drawer slides and soft close drawers on dressers and at least a three-step process on the finish. Custom and Semi-Custom-made case goods also fall under the best category. Pricing specification is based a lot of size. Keep in mind the size you need for an item. If your home is large and you will need large scale items, keep this in mind when setting your high low budget. Add 20% to 70% for custom made pieces on average. Specialty custom pieces vastly range in price.

WINDOW COVERINGS

A good rule of thumb for estimating drapery costs is $1,500 for stationary drapery for every 36" of width. Traversing drapery will be higher.

BEDDING

The bedding interior designers sell is well made bedding that will provide you with years of enjoyment. There are entry levels of bedding such as what you would purchase at a retail box store and then mid-level bedding you might purchase at a department store. Most of the shams sold through our brands include high quality down or faux down inserts. Designer’s sell what we call luxury bedding that is pre-made. In the best category we also sell fantastic super luxury designer bedding that we will often specify for master bedrooms. We also offer completely custom bedding in cases where our clients want clean lined custom fitted spreads or they would like to design bedding that works well with artwork, etc. We are experts when it comes to designing custom bedding. Depending on the pieces needed to dress your bed, custom will be 25% to 50% more than the best category listed.

OUTDOOR FURNISHINGS

There is a huge discrepancy between the quality and expectation of outdoor products. It is reflected in the price. Most of the online retail purchases or local box store purchases will only last you a season before breakdown occurs. How well outdoor products last depend a lot on sun exposure and how you care for it. We recommend purchasing good covers for any furniture exposed to the elements or where sun exposure is occurring. The Texas heat is brutal and even high-quality furniture will breakdown quickly if not properly maintained. If exposed to the elements, try to be diligent to cover before rain and always cover through the winter months. Outdoor rugs will wear much better under covered patios and most can be power washed if mildewing is occurring. Investing in the highest level your budget will allow for outdoor furnishings is recommended and then covering and caring for it should allow for years of enjoyment.
